I am helping a few Florida owners doing 1031s to Texas because they think the market is at his pick there.Anywhere Florida is well known for its tourism and I think that is why it attracts foreign investments but it is not favored by US investors now.I would be curious to hear your thougths.Cheers.

I'll try to be the voice of reason, but if I see something that I like, I may get on board.I was in Belize for a day(on a cruise) and can see the potential for any of these countries once theri tourism sector gets developed.

Many rentals were previously bank REOs or foreclosures from owners who didn't understand the financial & operational aspects.This would be hard to replicate elsewhere, as Gatlinburg is focused on year round tourism which is great for low vacancy.
