Investment Info:Small multi-family (2-4 units) buy & hold investment in Salt Lake City.

I live in the midwest and am focusing in on Lake Houses/Cabins.

Also, would consider less "destination" type areas like Salt Fork or Portage Lakes areas in Ohio if the price was right and the investment made sense.

@Mason Weese I have four vacation rentals in Summersville, WV—just an hour east of Charleston, but I am close to Summersville Lake and New River Gorge national park, so my numbers may be skewed from that.

Purchase price: $390,000 Cash invested: $78,000 First investment property, turned into a short term rental, walking distance to Arizona State University, Tempe town lake and downtown Mill Ave.

Lastly, it has a hard time knowing the difference between a property on one side of the road on the lake and the house across the street.

I did have one client pick up a side-by-side duplex in lake Wales Florida earlier this year for less than $140,000 but prices have really gone up since then.

Especially downtown, anywhere in the vicinity of water (River or Lake).
