Like others have mentioned this is harder than ever with interest rates where they are, but you'll also be able to refinance when interest rates drop. 12 months later (Again this is a rose-colored glasses situation) you'll have access to another 50k from your TSP and potentially a HELOC from the property you purchased, now you have a pile of cash you can use to buy other BRRRRs.

U dont have much value until you have a user.. so there are things one needs to understand to make a smart choice with land in path of progress.. land brought in for RESI purposes is easier to gauge land for commercial or industrial like this site u only have value when you have a user but the value in our case could go from what we optioned it for 4,500 an acre to 1 mil an acre just like Nathan who posted above his relative selling in the same location for 1 mil an acre..
