I believe we ended up saving $5k - $7k by doing lots of the work ourselves, which would have eaten into our rather slim profit.

Nick, the likelihood of you receiving $5K option money on a lease option in the $50K range is slim to none.  

Sometimes, I find properties that the margins are just too slim to wholesale but they still make a decent deal.

Its really probability in many ways... if the airBNB host is required to register the residential home being utilized for airBNB with the city or state, obtain a business license to operate a hotel (something which a hotel owner typically does), the probability that the host would prey on clients or evade taxes is very slim or 0.

The likelihood of someone being able to pay the retainer fee, the court filing charges, etc... is slim to none.
