I have tried to do a HELOC but I’ve recently retired from the military and haven’t started another W2 therefore lenders don’t want to approve the HELOC.

Try to get the whole story as to why they are paying late. 

If they are trying to do that, it is only a matter of time before they eliminate STRs all together.

But I try to take a Tim Ferris 4 Hour Work Week approach and automate as much as possible because I don't want to own a job.

So, do they really want to hire a lawyer to try and fight you, and have their credit wrecked in the meantime and have a terrible landlord reference? 

They will try to run 2 kitchens and that can mean clogged drains in your wet bar kitchen.Be sure there is personal recourse when you need to sue them for $40k in repairs above the deposit.

I've been stuck on trying to analyze and find deals but it gets very complicated trying to understand how to analyze a great deal for me.Well, IMO you need to take another look at your goals.....You want to retire by replacing your W2 income in 4 years?
