If you ever hire a painter and he shows up with tape, send him home.

Our last property manager in NC was not so good, and we were flying distance then, so finally flew in after house sat vacant for 2 months only to find the cleaners, carpet people, painters we already paid her for had not done the job.

My painter have the same one as well.

I would go ahead and suck up the cost of a pro painter or rent an airless machine from Home Depot.

I'm not a carpenter, painter, sheetrocker, electrician or plumber, but I can do the books, find the properties, make the analysis, have great credit, and fund at least a major portion, if not all, of the purchase. 

The painters and fencer are about ready to be picked.  

There is a old saying that a lawyer who represents himself has a fool for a client - well, a lawyer who hires himself has a painter has a fool for client (that and other lessons learned discussed below).

There was originally vinyl sheet flooring covering the floors in all of the rooms when I purchased the home, and that is now being removed, as I was planning on having carpet installed once the painters finish up the interior.
