We replaced the old roof as part of the project and had the interior walls primed (with Kilz) and painted. 

I think it's the best way for people to be buying in this newly flat market.

The house needs a roof and potentially a new septic system installed which they also considered. 

But at the minimum, to get the site ready to build on an even flat land, it's good to budget $10k for total sitework. 5.)

Also, keep in mind that you should have enough profit (NOI minus principal and interest) to be able to realize a reasonable rate of return and still be able to set aside some money for capital expenditures - for example, money for new roofing, paving repairs for drives and parking areas, etc.In the end, you have to get to the other side of analysis though.

Also you need to figure out how you intend to cover inevitable property damage done by guests but there are plenty of solutions for that in the marketplace where guests pay a flat fee per reservation in lieu of a deposit and you get covered for an assortment of potential issues (bad checks, credit card chargebacks, fraud, personal property damage, etc.)

, my question is do you think an SF home located about 20 minutes from the RTP / RDU area appreciation will continue at a typical annualized 3% pace, and do you think rent will continue to increase OR do you think the influx of housing over time will keep home prices flat, and rent flat with it?
