With the level of competition right now I don't see any turn key style properties that fit my investment criteria on the mls anymore.Look for properties that have sat 3-6 months and figure out why.

Duplexes are few and far between over here so congrats on finding one that fits your criteria.

There's several cities not discussed on here that I am investing in and I see other large individuals invest in that do not fit the cash flow $500/mo in the philosophy, but I'd take over almost any area that's producing legit cash flow.

Fact is, a persons time/money is BEST served by finding that right fit Realtor/broker UNTIL you yourself become the professional, and are ready to spend all the $$$$ and time in building your real estate "machine" just like that licensed professional. 

Not all agents are equal, find the agent who fits your goals best.  

If you ask the right questions and carry on a 'landlord to landlord' conversation you will get the information you need to decide whether they will be a good fit for you or not. 

I haven't really thought about Emerald Isle because those houses don't really seem to be a good fit, but I'll run through and see if I can find anything.

There is no practical reason to talk to planning and zoning before reading and understanding this chapter in its entirety because you want to convey to the town official your plan and how it fits within the planning and zoning requirements. 

I think the yellow adds pop to the browns and the 80s nostalgia of pacman fits with the old timey theme that cabins convey.
