I assume that I don't actually have to pay the capital gains until the principal repayment exceeds my cost basis, which on an amortized loan would be quite awhile (assuming they don't refinance and pay me off altogether).

On my end, I've never asked for one even when there was quite a bit, as I buy investment properties and expect I may have to replace roofs, drywall and other things that might be moldy or contributing to it.

Perhaps selling with owner financing is a good way to go, that 4.75% rate is quite nice and you can likely get 7-8% with owner financing (perhaps even more).
