Stephen, that's great news that you had a decent seller.

Finding good, reliable contractors was difficult, but the good news is they all know each other, so once you find a couple that you know do quality work, show up on time, finish the job, and have competitive prices, they can point you to other people they have worked with in the past.

I look at the news paper every week to check rents.I have never done estoppel letters so far, as I usually buy distressed properties that are empty.

A few other factors are that this is currently a pretty sub-suburban, small town but a TV news report on the local Houston news last night just said it is expected to add about 130,000 people in the next few years!

@J Scott typically when talking about school ratings the only two lists that can be taken to be close to accurate is the Newsweek list and the US News & World Report list.  

That is encouraging news and although it is a variable rate it is pretty unlikely to shoot up over night ( I hope).
