I think we will end up buying a mixture of single family and multi family properties.Like most people, we want to protect our assets and optimize the tax structure - with perhaps some anonymity thrown in.If we were in the US then we would just set up an LLC for each property.

George, I agree for people wanting to hold residential property inside an LLC, especially in high cost states like CA.But as long there isn't a comingling of passive and ordinary and SE income activities inside it, an entity (especially disregarded) can prove a smart move for some anonymity, asset protection and QBI in the ordinary income world.

I'd make a call to city as per requirement, remember to hide your identity, they are obliged to answer all questions to their constituents and the public under FOI (freedom of information act), ask them anonymously that you have the intent to rent your house or a portion of, what do you need and what steps do you need to do.
