I know that the likelihood of a confrontational tenant seeking us out is low, though this doesn’t mean that I or others should not look for as many avenues as possible to avoid such problems if that is our preference.

Your expense ratio remains flat, and therefore doesn't really create much value in the deal.Compare your 2% rent and expense assumption to what most syndicators underwrite: 5% rent growth after an initial renovation bump; and 2-3% expense growth; and you get vastly different outcomes.As to whose assumptions more closely tie to reality is to be determined, but if you used assumptions more in line with what syndicators are using, I think you will find the return projections narrow dramatically, if not flip to SFRs.

She says she notices it in bed and has to put the bed a certain way (like with head on higher part).This doesn't seem to be enough of a problem where any part is unlivable or that requires immediate attention, but the main jist of this post is, where would I start or what type of business or contractor could I start with to find out about this?
