I'm able to narrow it down to just the sub-division and as shortly back as I want and matching features of the property/building.

I'm in contact with Rented.com which matches owners with PMs. 

The closest I got to my numbers matching up with the listings was a Trailer Park listed in Montana (I think) where I was within about 20K of asking. 

.- Make sure you get all LLC documents (Articles of Org and Operating Agmt), and that the signatory on all loan docs (Note, DOT, Disclosures) matches the authorized signatory of the LLC perfectly.Good luck!

I reduce my wage income through contributions to various retirement vehicles including a deductible Employer match (30K+ currently) and medical savings accounts (although that is only a modest tax savings), but I am not counting on too much more than that to directly reduce my wage income.

That instantly made my credit history match theirs.

In my market, I like the ARV to match the 1% rule, and typically think borrowing up to about that is a good mix of being conservative, and getting some cash flow. 

Or are you pre-recording each one to match the particular deal?
