So in essence in some states tech has changed I really don't know what the block chain is personally or how it would work or make anything better than having a digital title plant..

I was just reading in Docusign and in Mexico, Docusign gas a wisird where you can close everything with digital signatures there ar is a certain procedure but the notary will get in one of the room or conference and be done.

I am looking to expand my portfolio whether in long-term rentals, STRs, flips, etc with a partner in order to better utilize funding, etc.

Besides wear and tear on the building and furnishings, remember with MTR you are paying for all utilities, internet, and lawn care, unlike LTRs. 

IE - pet rent, parking fee, utility reimbursement fee, storage fees, etc.

Most of them are rated to survive in double digits, but when you to singles and negative it gets dicey real quick.   

I have made a lot of money in San Diego RE (I expect to make (total return after expenses) 7 digits this year and have for maybe the last 4 or 5 years).  

Is there a digital door lock whose code you can change remotely, without a monthly fee? 

After that, they have to pay rent, utilities, and other costs even if they aren't going to occupy for another month.
