It's great you have a 5bd/2ba house, but you will also have to furnish and decorate said house to make it appealing to guests.

We are in the process of closing a cash deal for a property with a bit of a unique secondary out.

I've been looking at all my business over the years and have reached the conclusion that my best clients, by far, have been landlords.I already have a real estate investor's networking group (it's mine) and I'm looking for unique ideas on how to target landlords considering selling.  

Just keep in mind inherited tenants usually are a headache for the new landlord and dont last .your case is not unique in this regard .

So this property is a little unique in that it has a lockbox on it and they are doing showings, so I was thinking once I win the auction I just go ahead and my loan officer to get started on the paperwork and I should be able to get in to do the inspection.

Is the American market unique in having areas with relatively low capital costs but high rents?

So I have a unique situation. 

All units 2 bed, 1 bath, White Quartz counters, stainless appliances, in unit laundry, hard wood floors and metal accent walls make this a unique space to call home.

They mostly must compete on price if they don't have something special to offer guests, other than decor.

So far Home Depot, Lowes, Floor and Decor, Lumber Liquidators are holding up strong.
