Which areas would work for you will depend on your goals (long-term and short-term) and financial situation.Astoria and Prospect Park are in the among the higher price-points in NYC so I don't see many house-hackers targeting those areas unless they are using 20-30%+ down payments.

the reality is in virtually all markets MLS lurches are initially cheaper to long term rent than own and this does not change for house hackers that are long term renting out full units without rent by room, use of STR/MTR, doing value adds, etc.
