The $25k will go quick if needing to put that amount down hence I’d recommend looking at 2nd home loans and if you decide to Airbnb it or rent it out after closing when your not using it then “it is what it is”.Best,JonI don't think the LO or the company actually lending out the capital would feel "it is what it is".

I talk to investors all the time who start out asking about DSCR loans because either they are sure or they have been told by a LO that they could not qualify for conventional loans because they own an investment property or two.

Marie Poe in TX on a LO the seller must provide the mtg info and then submit an Auth to Release, or could also use a LPOA so the bank has permission to talk to the buyer. §5.016 is for a wrap or contract for deed, but does not apply to a lease option.

The Mortgage license test for someone like me that has never really done owner occ loans and only HML was pretty tough since I never really worked in the space I passed first time but when Dodd frank came out it washed a lot of LO out who either could not pass or now your required to submit a Personal financial statement to the feds and state and have a bond..
