I am sure things are some where down the middle.. but unless they (DHM) would ever divulge their turn down rate.. you can see the huge money up front and be very picky funding business model.. but again if they have gone to not needing the 3k up front ( like every other lender on the planet)  then that's fine if you want to pay their rates.. and go through their underwriting process..
