I guess it means I should find another insurance agent that value my business more.I am struggling to read and understand this policy (image attached). fair rental value coverage Fire =40, All Perils=38. and similar line items in improvements columns $10,000 and $50,000 on loss assessment property coverage.Protection line says local fire alarm or smoke detector, deadbolt , fire extinguisher.

MAINTENANCE USE AND REPORTING: Tenant shall properly use, operate and safeguard Premises, including if applicable, any landscaping, furniture, furnishings and appliances, and all mechanical, electrical, gas and plumbing fixtures, carbon monoxide devices and smoke alarms, deck, and keep them and the Premises clean, sanitary and well ventilated....Tenant shall immediately notify Landlord, in writing, of any problem, malfunction or damage with any item including carbon monoxide devices and smoke alarms on the property.

Water heaters, I have flushed and if they aren't starting to rust, same thing I keep them but I place a water alarm by it just in case.

I wouldn't lock in right now for the next 60 days, but thereafter, look closely at the cost to lock and the market.When interest rates go up, bond prices go down, mortgage rate then go up, home prices go down since people buy what they can afford, if they pay more interest they get less house.A .25% increase isn't alarming, to me, rates can change daily, it's the trend you need to watch and over short periods of time, if rate go up another .25 in days or weeks, then you may need to lock, depends on how well you sleep and the type of loan applied for, like an ARM or a long term fixed rate.

In both cases the filters were completely filthy (one of the tenants had the bright idea of cut wood for a shelf in the house so the filter was clogged with sawdust).Some landlords give up attempting to train tenants on something as simple as changing filters (and, admittedly, it's easy to forget to do this) and simply make it a point to stop by monthly for smoke alarm checks and filter changes.Gail
