If that was in my area I would inform the tenant then tear the appliances out and do no compensation whatsoever for them .

Also don't jump too quickly and make sure that you cut your teeth on some deals with limited downside to you.

But for various reasons, it tends to have more "teeth" when the seller initiates it.

No reason whatsoever to spend $100,000 to get $1,000 rent.

The example @Alexander Felice used was perfect with person A who has $100k sitting around to invest but no knowledge whatsoever, Person B who has no cash but all the knowledge, experience, game plan AND a deal ready. 

I self-funded 100% of the project in personal cash with no debt whatsoever.

I have no problem whatsoever with a company like FG charging for services – in cases like @Justin Sheley they were a blessing, and in no way is the point of this thread to belittle FG or their equivalents - but the idea that the consumer does not know what has been applied for and asserted on their behalf is a bit unsettling to me.

Well during the hearing the tenant was lying threw her teeth on every issue.
