Also how do I make it look like my company still makes money so the bank will lend to me later on?

In your experience, how does creative financing impact the loan approval process compared to traditional lending methods?

Hi Jaden,I'm not a fan of hybrid turnkey models like the companies you mention.Also, not a fan of many turnkey marketing companies.Granted, I'm bias but if anyone is interested in turnkey just go straight to the provider.Not many around these days anymore and the one's that are, have stood the test of time and are obviously solid.I think it's less riskier nowadays to invest in turnkey properties than before because all of the poor providers have disappeared and only the good one's are still around.Plus, seems like the "hands off" and so beloved syndications are going belly up so turnkey might be in fashion again.And no big deal IMO that turnkey is not completely "hands off".Is anything completely passive other than 30yr Treasury Bonds?

Hello all, came across a contact from Zoltar Lending on Facebook and I am skeptical as you might expect.

I have been lending for 45 years and will not ask for a deposit until after proposed borrower has signed the term sheet and knows all the terms and conditions.  

I am going to lend my own funds to a real estate investment company of which I own 50% of to purchase RE.

In my real Estate brokerages I have owned 90% women  in lending lots of women loan officers and of course support staff is mainly women.. at The title companies I work with their is maybe one male and 10 to 20 females all the senior escrow officers are women.the only time i see men in the escrow side of things is back east in states that use attorneys to close deals and those are generally all men.. as in the attorney that owns the practice is male and his staff is generally female  Not all but majority of the companies I have closed with back east are like this,

I'm considering investing in syndications during this time while stacking capital until i hit my capital goal for my next property investment.

I only lend to real estate investors. 

Basically most aspects of real estate syndications have taken their licks over the past few years.
