As you said only get suspicious when someone wants to pay 2 to 3 months for some crazy reason, but heck, a year sign me up!!

It was a win-win for everyone including my friend who took my old apartment.If the tenant is a nightmare to deal with I wouldn't go out of my way to express gratitude in this situation. if they were respectful and pay rent timely that $100 investment and showing that you're real in a handwritten note will go a long way to get them to stay with you longer and at increased rent pricing because there's justification.If someone tried raising rent on me without stating why I'd become suspicious and probably move out without giving them a heads up.
