I'd honestly figure out a way to take over your brothers mortgage - try and quality for it so your brother can take his name off - and that way you don't need to bring any money and you can just close in a much simpler fashion and less closing costs.

On the surface it would appear that the apartment is more profitable, but apartments here generally include water and common area maintenance (i.e. lawn care) and have higher vacancy rates than SFH.

@Josh Cuthbertson I am no contractor nor rehab expert, but for this property a rental, I could see around $10-$15/sq ft as a very, very general estimate. 9 pictures isn't a lot to work with, but it looks like every surface needs to be re-done.

Rather than doing the messy and costly removal, they hire a normal contractor to skim coat the ceiling, I believe with normal drywall mud to achieve a smooth surface ceiling.
