You are right on the money William.Getting appreciation and cashflow does not have to be an "either-or" proposition.With value-add apartment syndications, you can get BOTH appreciation (the "forced-kind") and cashflow.We give our investors a 6-8% pref and strive to achieve an 18% IRR.

Afterall, the MAN foreclosing (calling the property) and the bank foreclosing are pretty similar economically to you.In short, what you get is the ability to operate unlimited properties for the MAN, where you strive to repay the 80% loan on each property, only to have the MAN call the property away from you in the end.

Mind you, I come from a ghetto part of town, but with the incentive of making money of adoption (you do get paid monthly to adopt children, at least here) don't you think the lower class "ghetto" would be the people striving most to adopt add twisted sexual fantasy, and pedophile can practically window shop for his next victim.
