Don't forget to start planting seeds about that 107 unit if it's a mom and pop type of operation...

I could sell my houses and have a good chunk of seed money to buy a very small MF or partner up and buy into a larger complex.  

Perhaps the L/P plants the seed of responsibility in the tenant/buyer's mind, but not sure it goes much beyond that.  

The bottom unit was soaked by water.

I couldn't think of any other way to the plant seeds in their heads any earlier in their life. 

Soak in as mich knowledge and advice as possible. 

If you have patience and are willing to soak up the knowledge offered here on BP you have access to some amazing resources.
