There are a few nationwide programs out there but in my opinion, they fall very short of being effective or real.I developed a system for myself as I saw the market changing and new this was coming.nsince then, I have offered it to others since it was so effective and and efficient, however, it is ONLy for Southern CA at the moment.I would suggest you work slowly with an agent who can set up MLS alerts based on your criteria, set up a semi filled out template offer, and then you would have to submit offer amount and address info for each.

And maybe 5 years down the road you'll be able to sell with profit and move your funds into a nicer area.I personally have all my properties in a low-income neighborhood and it allows me to be semi-retired - meaning that I don't have to have a job and can do some things on the side to supplement my income.

It depends on if the property is a vacant rehab, semi-performing or fully performing for apartments and commercial.Location and rents and quality of the tenant base for the area plays a huge factor as well.In hot area for houses I am seeing five to six and good areas 7 to 8.
