I've scoured the internet it looks to me like the best case scenario would be that I could get the 121 exclusion only on the half I live in but would still have to pay recaptured depreciation tax.  

On the bright side this has forced me to become market agnostic and I have been scouring the listings of other inland states where appreciation and rent appreciation can be much more stable such as Ohio. 

Why would you waste your time to scour the internet looking for information to invest?

@Nate Paoinchantara I agree with you in looking for a conventional loan for the 20% down and getting a agent to help me scour the good deals for distressed SFRs.

The company I work on my portfolio with scours data and handles all the heavy lifting to source properties in the “best” markets that fit our wish lists and sold us on DFW and Atlanta.

You would want to scour the contract to find out what kind of mitigations, if any, they offer in case something goes haywire in the process.
