I'd also just do a month to month so you can get them out if the dogs are being destructive, maybe visit every 2 weeks for the first 2 months or so to make sure the dogs are being good.If her house isn't completely through the foreclosure process yet and she still has access to it maybe see if you can go to her house to look at the condition of the property with respect to the dogs living there.

This 50% calculation doesn't include taxes, depreciation (though depending on your goal with the calculation, I guess you could consider that analogous to CapEx in some respects), or debt service (amortization/interest).
