Starting with the Buy & Hold strategy is a solid.

Just curious, do you have a regular bank - like a Chase or US Bank or a local bank in addition to Baselane or do you just use Baselane exclusively?

- We've chosen many times NOT to renew a S8 tenant's lease because of the damage they cause, which their caseworker won't hold them accountable for.- We just evicted a S8 tenant that refused to pay their portion of the rent. - We also have S8 tenants move because the owner won't agree to repaint, replace carpeting, etc. - that were new when the S8 tenant moved in 1-2 years ago.Another challenge of finding S8 tenants is many EXPECT you to waive application fees and security deposits. 

I’m in the same boat with lawyer, everything is on hold. 

You should be able to refinance with any regular DSCR loan in this case.

But properties that are always right to hold forever are few and far between.

- Having minor maintenance taken care of at no cost - Regular cleanings and maintenance so small issues don't become big issues- A hands off tenant who never bothers the landlord- A property maintained in new condition because it's in the tenant's interestI used to do primarily rental arbitrage but shifted to STR/MTR property management.

I would eventually like to buy and hold properties, but that will be in the future.
