Don't use refrigerators with water supplies or garbage disposals. 

My relative was out of town, and the circuit breaker failed relative to the electrical outlet that powers their refrigerator. 

If after 6 months of paying an increase rent the tenant finally gets a new refrigerator that might make the increased rent a little less of a burden.

I dove into the IRS code today, and I think I have an airtight argument that the de minimis rule applies not only to personal property like refrigerators and computers, but also to materials and supplies used in improvements and also materials and supplies for work done on a home before it's placed in service.Here's my reasoning: The rule states that its purpose is to allow the taxpayer to immediately deduct items that would otherwise be capitalized.

If you're going to go that route I'd also recommend refrigerated flavored creamer (this time of year pumpkin spice), half & half, and non-dairy options.

Well almost all of them, the refrigerator is brand new and works great.

Or, you can do nothing although I do think your original cleaning company should reimburse you back the $300 for the crummy job they did.This is a bit like tenants who complain when a refrigerator goes on the fritz all those steaks, lobsters and shrimp just got spoiled to heck and they want reimbursement for those.   

Mainly trying to monitor refrigerators.   

On my way to closing a few weeks later (I always do my final walk through on my way to closing), we did the final walk through and the stove and refrigerator were missing despite the fact that they were written into the contract.

That is 10 properties is 10 roofs, 10+ HVAC's, 10 water heaters, 10 refrigerators, etc that can all break.  2 properties that generate the same revenue are likely to have lower overall maintenance costs since you have fewer of those things.
