The standards to a non client are fairness, honesty and fidelity.  

There is a seller right now that I have submitted an offer for a client, and the HML is foreclosing on the seller since they are up at their timeframe and they have to sell below the profit line for the seller and also below how much she spent on the rehab..

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

I've had clients successfully close on 30+ deals in two different markets. 

First, Austin made a good part about potentially having two loans, most lenders were still getting their clients into government loans ie FHA, VA, & USDA with rates in the high 3s in early 22, now it is high 5s/low 6s.

It’s normally the investors sitting behind a computer who fail to recognize this.

Talking with clients, literally every day for the past 20 months, has given me a lot of insight into what kinds of challenges they face with STR software.I am just looking to network, maybe answer a few questions, and learn something.

Since then we’ve had around 5 other lenders or brokers come to us to fund a portfolio deal…which we immediately recognized was this same guy!
