Further I have seen public records onapplicants whose report said no evictions found, but public court records showed 11 court actions within the past 13 months for  "warrant in debt" or "unlawful detainer", but no convictions because tenant paid before the court date.

If you contact me I can give you court documents and my attorney's information to verify that after THREE MONTHS of receiving zero rent, we had to forcefully evict (unlawful detainer) the tenant that Mario/Bridgehouse screened and moved in.

Good news, you can file unlawful detainer paperwork with the general district court without an attorney using standard forms found online - VA doesn't require attorney representation.
