Another big problem we encounter more often than not is when they're swearing on Jesus Mary Joseph and everyone else they are deposit ready, then having some reason why they can't pay the deposit;  or trying to do half of it now and of course the other half never materializes.

My short-term rental is out of state but I manage it remotely (mostly guest communications and troubleshooting issues) and if I include in that the time I spent getting it ready to rent, I would say I materially participated and even more than anyone else (i.e. cleaner).

Admittedly he insisted on paying for some of the material upgrades & it was worthwhile.

Albeit, materials were made better then.

New metal roof & gutters, new covered porch, new side deck Trex material, new large capacity water heater, new Bluetooth thermostat, new sump pump, new HVAC ducts, new HVAC lines, new LED backlit mirror, new electric wiring for entire house, inspected and up to code, new plumbing is all PEX line plumbing, What made you interested in investing in this type of deal?

I want to run by the biggerpockets world a potential new model I’m working on and I want to be clear this is not intended for self-promotional purposes or necessarily even something I will enact (i’m not even totally clear on the legally of this) but something I want feedback on and also to spark a discussion of alternative agent models.

All other fees such as duct modifications, code upgrades, labor and materials ect, ect, are not covered.
