I think even a boiler plate Operating agreement will be OK... worst case scenario, I can pay a Lawyer to review it and make changes if necessary.The companies that I posted setup all between $150 to $200 including a year of register agent in Wyoming, then $49 per year after, one is a Law office, providing attorney - client privileges.  

A person could read books, listen to podcasts, go to meetups, earnestly befriend experienced syndicators in their market (as I have been fortunate to do), schedule calls with national sponsors to ask questions, sign up for sponsors' email lists, etc etc etc... without paying anybody for the privilege.

However, for the privilege of being able to qualify with the property instead of your credit, you pay 12% + interest and 3-4 points for a 12-24 month loan.  

For many of us, this is the first time this has happened in our privileged lives.
