As far as amenities go, I would say a tv that has capability to play music on youtube and / or stream content from my phone / iPad and a microwave. #2.

Check for parole violations, etc.You can also let the neighbors know that if the house doesn't sell, you will be renting it to the worst group of bad a** bikers / gang members you can find who will blast their own unique type of music that makes heavy-metal-devil-worship rock sound like Mozart, 24/7.Lastly, take the above half in jest.
