I am in process of hiring a lawyer to review the lease but i think no matter how strong or favorable a lease is, the tenant has option of declaring the bankruptcy and restructure their organization (this is just my opinion). 

The current owner wrote that there was no vermiculite in the seller's declaration, which seems suspicious because the inspector saw it instantly when he went up to the attic. 

The money is just as green elsewhere, with much less worry about what the state government is going to declare for the next year plus.
