That is a cost, but well worth it to have that equity available to leverage to make larger returns.

It seems like now the differentiator is offering a place larger, and nicer than a hotel - motel room.  

Usually the Veteran is using the "Change of Life" circumstance which means they are moving out of state, closer to work, school, or moving into a bigger home for increased family, out of a multifamily into a SFR, it also applies to retirees or disabilty if moving out of a larger home and into a smaller one due to up keep or mibility.Most VA loans have an assumption clause as well.

The accounting module is adding capabilities and can get you ready for tax season, but by no means has the capabilities of larger platforms that are more expensive.  

Maybe that 1 legal action is my dog bit my neighbor's dog and the neighbor is suing for damages.

It also puts them on notice that they can't do this to other landlords and get away with it without being dogged.

@Sam BoothCan you add a larger window or another window to each unit? 

Maybe other states make the process easier (but in all honestly NJ is fairly reasonable in how it approaches the issue) and have much larger amounts in question, which might make it profitable, but you would have to look state by state.

Checking in 7 years later to ask a question on this..I've done a number of probate deals through referrals(Flipper), but have recently started my own mailing campaign to reach a larger audience.
