I am currently buying my third duplex with my partner here in Colorado. 

It would be stupid to do it and then tell the inspectors when you go to get a CO or fire cert when you sell about the 4th amendment.There are only jobs that require permits and jobs that don't.

I'm working on getting a better job and possibly a co-signer, though I may look into the FHA loan as well in the meantime.

:(AND, for a few years the ins co's have been insisting that they'll only cover roofs under 15yrs of age.
