I no longer do it but the old group and that LLC is still alive and well doing it.. margins are just too thin for my taste.Closest to that would be to hold yourself out as a foreclosure service whereby you chase down all the deals do title and bid for the money people and take a fee.. this is quite an industry in PHX and other markets like Atlanta..

Fannie Mae's guidelines verbatim are as follows:Must be occupied by the borrower for some portion of the yearMust be suitable for year round occupancyBorrower must have exclusive control over the propertyMust not be rental property or a timeshare arrangement (this has the following disclaimer in the guidelines:  If the lender identifies rental income from the property, the loan is eligible for delivery as a second home as long as the income is not used for qualifying purposes, and all other requirements for second homes are met (including the occupancy requirement above).Cannot be subject to any agreements that give a management firm control over the OCCUPANCY of the propertyThis means that as long as you intend to occupy the property some portion of the year, you could absolutely rent it while you are not using it.

over the past 7 years I’ve had dealt with countless of bad contractors, several incidents with occupants of the neighborhood that the property is in ( once I walked in on squatters and got into a physical confrontation) , and of course the relentless pursuit of hungry investors calling me and any family member that tracing programs associates with me about wanting to buy my property all while dealing with a career/industry change and finishing college during a pandemic 😮‍💨.so here I am recent graduate ready to finally devote the majority of my focus to getting over my newbie investor hill.
