A lease agreement matters, but by itself isn't controlling.If it is suddenly a rental, and the only thing that has changed is the appearance of a written agreement, then you're going to have a hard time arguing the past three years weren't a rental as well.What does your client plan to do about the prior three years of incorrectly reported returns?

This is filed with the state so the OG poster was also incorrect that nothing is filed with the state.Then, the escrow/title company will need to have the original trust certification and the trust docs.There were many other falacies mentioned in this thread, but these are the few I can remember for now.

For example, if there is any missing paperwork, such as a seller's disclosure, lead paint disclosure, or if a signature is missing, a date is entered incorrectly, if repairs are done and the buyer wishes to make multiple appointments to re-inspect repair work completed, or if there isn't enough communication with clients to keep them engaged, guess what happens?

I believe the status of the building can change if it passes the whole check list to become warrantable although I may be incorrect about that, which would concern me about retail value.
