The part I don't like is talking to co-workers or others I may have to interact with in the future and giving the impression I'm going to pull a rabbit out of a hat and solve their problem or one of someone they care about.Getting excited doesn't help.This is no deal and let's face reality, you're in no position to be "helping" taking on risks with a really thin deal that is more charity work than investing/dealer operations.

There are also a couple of Goodwill/Habitat for Humanity outlets nearby.So I'll do the roof, the floors, the counter, the painting, the fence, and if I have money left for extras, maybe I'll put tumbled travertine on the fireplace surround.I guess I know the fireplace is the least of my worries, but sometimes it's comforting to focus on something you can control!

Wholesalers need to keep a low profile in many (if not most) areas.I know that in a couple of large RE brokerages and the BOR, that there are brokers whose unofficial job it is to communicate with the RE Commission and that includes keeping what they may see as rift-raft dealers or illegal operators out of their market area.

Most seasoned investors will let the listing agent double end the deal as the lisiting agent by human nature is going to push their buyers deal through because of great compensation, not that that's what should happen or is ethical its just human nature taking hold.So yes if you want representation get your own agent to write the deal no worries.
