(I believe I have $240k into the place total.)They've been there two years and I couldn't be happier.  

Honestly, I would like the market to continue to drop, the more long-term properties I can accumulate at these price levels the happier I am.

I've accepted that it's virtually impossible with the amount of effort that I put in and that's ok for me.Don't want to put words in your mouth John so please correct me if I'm misinterpreting.

I have a long list of banks I plan to call, but want to make sure I don't put my foot in my mouth, and I ask the right questions/have the right information available.

Now my goal is to have that financial freedom as well but I don't make that much money now and I'm happy so making a bunch of money in the future is not going to make me any happier.

By doing them the right way for people, in writing almost 2 a month specifically in the real estate market by word of mouth referrals.

Put it out there, see the feedback, if your only getting shady characters interested, then there you go.But, with a little bit of word of mouth from here, I bet you will get quite a few legit interested parties, willing to trade time and sweat for knowledge.  

I ended up going for the reglazing and, three years later, couldn't be happier.
