The other option that we've had success with is to offer "cash for keys" to get them to leave sooner and without doing damage.  

Can you offer a reduced rate for June to get them in sooner and offset that month vacancy?  

I have yet to get preapproved for a first home but may start on that sooner than later.  

After renos, plan to have it rented by Sept. 1st maybe sooner.

In my mind, cash is king in your country, and the sooner you can finance your deals in cash, the better off you'll be until your country's economy is able to stabilize.So that was three paragraphs of basically nothing, sorry about that. 

Getting into flipping or wholesaling lets you work in the real estate business sooner rather than later.
