The other option that we've had success with is to offer "cash for keys" to get them to leave sooner and without doing damage.

In my mind, cash is king in your country, and the sooner you can finance your deals in cash, the better off you'll be until your country's economy is able to stabilize.So that was three paragraphs of basically nothing, sorry about that.

You would think that we would start having these discussions sooner than closing day, but we have a tough time visualizing everything until we're walking through it with no tenant, no furniture, no agent hovering and the ability to really take our time and just hang out in the place for a couple hours.The way I handle it is this.

Walker, If you use those Kwikset smartkey locks sooner or later a tenant will rekey them.
