All the PFS is is a profit and loss statement + a balance sheet set to show the financials and correlation of the two statements for a predefined period of time whether it be year to date or a full year etc.The lender will generally review your tax returns and all asset statements, credit report, and separate financial statements to make sure what you listed on your PFS is all in alignment with your documentation.Some banks have adjustments to the PFS based on their own criteria like living expenses, vacancy, capX, reserves, debt coverage requirements, global debt coverage, allocation for taxes, allocation of alimony/spousal/child/support (divorce decree to document this), etc.If you need a blank PFS or some questions about how to setup your PFS feel free to PM me.

I explored some of the popular turnkey markets (Indy, KC, Memphis, Atl, Cincinnati), but I liked the allure of a major/global city like Chicago.  

Having said that, Ford is getting ready to consolidate a lot of their global staff there, citizen satisfaction rates are well above state and national benchmarks (this is what I do professionally), and city leadership is smart, business savvy, and well aware of how to avoid the issues facing Detroit.

Wiley is a global powerhouse when it comes to book publishing, they specialize in the educational market.

Tech startups tend to be about doing things in new ways, have a global focus and are often started by immigrants, etc..
