I then put maybe 1-2k in improvements to make it rent ready (good cleaning, maybe paint, etc.).I then rent it out for $800 a month and get a tenant on a 1-2 year lease.My expensese:Mortgage: $200 per monthProperty Manager: $80 (10% of gross rent)Insurance: $70Taxes: $110Grant total:  $460.Rent is $800, so profit is $370 per month.That being said, I just shove that money into a giant account.

Your probably going to look like a giant waist of time, and they are very busy.- The value 10 years ago is mostly irrelevant, however, it's a concern that you say it now comps $50k higher than the height of the market.
