It's surprising that people don't shop around as lenders treat loans differently depending on whether they are flush with cash, or needing deposits to satisfy their ratios.

@Luis Fernandez  the big thing your missing is it all looks good on paper... the tenant class  IE the folks that live in the units that are D class or Hood.. are for the most part very difficult to manage.. and you simply will NOT get paid your rent.. and your expenses will be sky high. there is nothing a PM can do when your tenant kicks kicked off of HUD.. or their car broke down and the rent does not come in... you can run all the proforma's based on rental income.. just take your rental income profroma and cut it in Half or 1/3 for the year .. run your expenses up to 60 % at least of gross revenue and then see where the numbers flush out.... this is reality in the hood.the only folks I see who make it with these props are those that live there and work it .. its a whole different set of society than your probably used to dealing with or understand how they live.

Then use a deodorizer in the paint to help freshen up the smell, and open the windows to flush it out.I have no idea what else to do to eliminate the odor.

I'm not sure all inspectors will know or check the toilet water temperature, not to mention it will most likely not be hot when first checked (the water will have been sitting and cooled down) and will only be hot after a flush.

Those of you on the land-lording side, what would you do / have you done to "flush" violent criminal tenants from multifamily homes?

If you can figure this out, and you know how to gauge good workmanship, you can keep yourself flush forever.

One thing I have not seen mentioned is that you will be required to install water-saving devices on showerheads, replace toilets that flush efficiently, low flow faucets, which will be an upfront capital cost.

Current = 0 to 29 DPD; Delinquent = 30 to 89 DPD; Default = 90+ DPD.The concept of defining a set period of months past reinstatement came into view years ago when the market was flush with modifications.  

If you want to flush your money and watch it crumble in front of your eyes, use concrete.
