That comment specifically relates to the investors who believe they are better protected by having a separate LLC collect rent and perform management functions independent of the deed holder LLC.

If your farm is female or minority owned there is even more programs.  

There are relatively new conventional loan programs that  allow as little as 5% down payment  on the purchase of an owner occupied  1-4 unit property so hopefully this helps conserve  your capital 

There are DSCR programs out there for revocable trust.

Some DPA programs will only allow up to a 2-unit purchase for a primary residence, but they'll be able to tell you specifics.

My city also has a tax abatement program for new construction so I pay taxes on the land only for the first 10 years.

I told her I cannot afford that, which I assumed correctly that the so-called free blueprint is useless without paying $2,000 for the training program.
