I find condos/townhomes to be easier to manage out of state because the HOA handles a lot of the maintenance, just be aware of condo fees and find a place that is reasonable like $300-400/mo or less if you are lucky.

I’m the type who does lots of research but my job was to find the house, get it inspected, and have a contractor come in & give estimates.

While it might feel like an extra charge to tenants, these packages often provide value that indirectly benefits the property owner as well—like reduced maintenance calls or ensuring the property is better protected.In my experience managing a large portfolio of properties, these fees are becoming more common due to the thin margins in property management.

There’s so much to learn here, and I’m sure you’ll find it incredibly helpful.

My personal opinion is that any time is the right time to invest if you can find opportunities that meet your Return on Investment goals.

I would not renew their lease then find someone who can pay their rent on time and will obey your rules.
