Gary Keller, the world's most famous real estate broker, and founder of Keller Williams, says the same thing in his wonderful book The One Thing.

I've been in turnkey world since 2011 (since other people are mentioning turnkeys) and Memphis has been one of the most famous turnkey markets all the while--and I've never been a big fan of it.

So I was like wow, I cant believe this hugely famous person in our industry knew who I was.This website and its members however have contributed immensely to my business, helped me to build my wealth, and I in turn contribute back into this site. 

My goal is to help others successfully invest in real estate not to have a hospital wing named after them but rather to allow them to to have the time and financial freedom to live their dream life......however they vision that.....for me, it is not the lifestyles of the rich and famous but rather the Good Simple Life.....being a good husband and father, contributing to one’s community, enjoying time with the people who mean the most to you....

To put this in context: Twin Cities MN has 16 Fortune 500 companies, 24 Fortune 1000 companies. 382,463 college/University students at campus sites such as world famous U of M (world famous in bio-medical and a host of other things) Hamlin University, St Thomas, Carlton etc etc etc. 

You've probably seen it too, like those posts asking about turnkey rentals or whether to buy a house next door without doing any groundwork.There's a famous saying that goes, "The quality of your answers is directly related to the quality of your questions."

Go somewhere you actually like.for weather nothing beat California.. hands down..  20k will get you in a nice place in Lake co California  northern end of the famous wine country.. 2.5 hours to SF and Sacramento  1.5 hours to ocean..

Sometimes the banks will foreclose on properties with tenants still in place, and we bought a few from the bank just like this, though not necessarily flipped.We mainly invest in Greenville, Mississippi, a small town 2 hours NW of Jackson, right on the MS river, famous for their Blues festivals and hot tamales!

For whatever reason all I could picture reading this was the famous landlord / tenant hot water meme.
