The duplex has a new roof but it needs work: new interior and exterior paint, landscaping, new fence, remodeled kitchen and bathroom, new appliances and windows.

Seller's don't like the unpredictability of the lender inspection and their requirements - i.e. will not close until exterior gets painted, but its February and paint won't cure.
